These Terms and Conditions (“Terms”) govern your access to and use of the property management services provided at pms.asico.ae (the “Service”) by ASICO Real Estate LLC (“ASICO,” “we,” “us,” or “our”). By accessing or using the Service—whether to buy, rent, sell, list properties, manage tokens, or make payments via Stripe—you agree to comply with and be bound by these Terms. Please read them carefully.

1. Acceptance of Terms

By accessing or using the Service, you agree that you have read, understood, and accept these Terms in full and without modification. If you do not agree to these Terms, you must immediately cease all use of the Service.

2. Definitions

  • “Service” means all features available through pms.asico.ae, including property listings (buy, rent, sell), CRM and ERP tools, multi-language support, maintenance request portals, and token-wallet services.

  • “User,” “you,” or “your” means any individual or entity accessing or using the Service.

  • “Account” means a user profile registered on the Service.

  • “Tokens” means digital assets issued or managed through our wallet-based token system.

  • “Stripe” refers to the third-party payment processor integrated for subscription and transaction payments.

3. User Registration and Account Security

3.1 Registration

To access certain features, you must register for an Account. You agree to provide accurate, current, and complete information during registration and to update such information to keep it accurate.

3.2 Account Security

You are responsible for safeguarding your Account credentials. You agree not to disclose your password to any third party and to notify ASICO immediately of any unauthorized use.

4. Acceptable Use

You agree not to use the Service to:

  • Violate any applicable laws or regulations.

  • Upload or transmit harmful code.

  • Engage in fraudulent activities, including impersonation or misuse of tokens.

  • Interfere with the operation or security of the Service.

5. Property Listings and Management

5.1 Owner Obligations

If you list property for buy, rent, or sell, you warrant you have the legal right to list such property and that all information is accurate and current.

5.2 ASICO’s Role

ASICO provides platform tools—CRM, ERP, engineering support, and maintenance coordination—to facilitate listing and management. All property-related decisions remain your responsibility.

6. Payment, Tokens, and Refunds

6.1 Payment Processing
All fees for subscription plans or individual services are processed via Stripe. By providing payment information, you authorize us to charge the applicable fees.

6.2 Token Wallet
ASICO may issue or manage Tokens for certain services (e.g., advanced analytics). Tokens have no inherent monetary value outside our platform and are non-transferable except as expressly permitted.

6.3 Refunds
Refund eligibility is determined in accordance with your selected pricing plan. To request a refund, contact billing@asico.ae within 30 days of purchase.

7. Intellectual Property

All content, logos, designs, software, and trademarks on the Service are the property of ASICO or its licensors. You may not reproduce, distribute, or create derivative works without our express permission.

8. Disclaimers and Limitation of Liability

8.1 Disclaimers
The Service is provided “as is” and “as available.” ASICO disclaims all warranties—express or implied—including merchantability, fitness for a particular purpose, and non-infringement.

8.2 Limitation of Liability
To the maximum extent permitted by law, ASICO’s total liability arising out of or related to these Terms will not exceed the total fees paid by you in the six months preceding the claim.

9. Privacy and Data Protection

Your use of the Service is also governed by our Privacy Policy, which explains how we collect, use, and disclose your personal information. By using the Service, you consent to our data practices.

10. Termination

We may suspend or terminate your Account and access to the Service at any time for violation of these Terms or for other business reasons, without liability. Upon termination, your rights to use the Service immediately cease.

11. Governing Law and Dispute Resolution

These Terms are governed by the laws of the Emirate of Dubai and the United Arab Emirates. Any dispute arising under or relating to these Terms will be resolved exclusively in the courts located in Dubai.

12. Changes to These Terms

ASICO may revise these Terms at any time. We will notify you of material changes via email or by posting a notice on the Service. Your continued use after such changes constitutes acceptance.
